Upper Thomson, on a different scale
Much of Thomson Reserve’s appeal begins outside its gates. Upper Thomson combines an established residential setting with familiar places to eat, shop and spend time outdoors. Thomson Plaza and the dining stretch give the neighbourhood everyday usefulness; Windsor Nature Park and the wider reservoir landscape offer a reason to stay in the area on weekends.
The planned sheltered link to Upper Thomson MRT adds a practical advantage. For an owner-occupier, the value lies in the journey repeated every working day. That makes the route from a particular tower to the station worth examining alongside the more photogenic views.
UOL Group, CapitaLand Development and Singapore Land Group are bringing 1,268 homes to this roughly five-hectare, 99-year leasehold site at Bright Hill Drive. The combination of a large new estate and a familiar neighbourhood gives both existing Thomson residents and buyers moving into the area a reason to look.
Still, 11,800 visitors cannot tell us how many households will buy, which configurations they want or what they will pay. The figure describes preview attendance, without separating purchasing households from accompanying family members or repeat visitors. By booking day, the broad enthusiasm has to translate into decisions about individual homes. Some will suit a buyer’s needs and budget much better than others.
What the price buys
Thomson Reserve’s indicative pricing starts at S$2,608 psf, but the total purchase price is the more useful starting point for a household’s shortlist. The entry two-bedroom home is a different proposition from a larger family apartment, even when the psf figures sit relatively close together.
| Unit type | Size (sq ft) |
From (S$) |
Starting psf (S$) |
|---|---|---|---|
| 2-Bedroom | 592 | 1.544M | 2,608 |
| 2-Bedroom Premium | 678 | 1.772M | 2,613 |
| 2-Bedroom Premium + Study | 732 | 1.925M | 2,630 |
| 3-Bedroom | 947 | 2.503M | 2,642 |
| 3-Bedroom Premium | 1,055 | 2.777M | 2,633 |
| 4-Bedroom | 1,238 | 3.388M | 2,737 |
The step from the 947 sq ft 3-Bedroom to the 1,055 sq ft 3-Bedroom Premium is particularly useful to consider: S$274,000 more at the advertised starting prices, for an additional 108 sq ft. The Premium’s lower starting psf does not make it automatically better value. Its total commitment is higher, and the extra space needs to solve a real problem for the household.
A family may value a more comfortable living area, better storage or a room arrangement that accommodates working from home. Another may find that the smaller plan meets its needs while leaving a healthier cash buffer. The floor plans should establish where the additional area sits and how much of it contributes to daily use. The label alone cannot answer that.
These are starting points for different configurations, rather than quotes for two otherwise identical homes. Orientation, floor level and the units available at each price can change the comparison. A meaningful shortlist pairs the exact floor plan with the exact price, then includes financing, applicable duties, furnishing and any interim housing costs. The existing Thomson Reserve project overview provides further context on the range of homes.
The development’s two collections add another layer to the choice. Classic comprises 740 homes in four 21-storey towers, with Smeg appliances. Luxury comprises 528 homes in two 30-storey towers, with Miele appliances and marble living and dining finishes. Selected larger layouts have private lift access. The starting prices above are not assigned here to either collection; buyers should confirm the collection and specification of the actual unit offered.
For someone who intends to live in the home for years, those finishes may be worth paying for. They should sit behind the fundamentals: rooms that work, a comfortable facing and a purchase price that leaves room for the rest of life.
The resale comparison deserves a place in the decision
Nearby completed developments put the new-launch pricing into perspective. EdgeProp’s summaries of URA sales data, checked on 18 October 2026, showed a last-12-month average of S$2,092 psf at Thomson Three on Bright Hill Drive and S$2,096 psf at Thomson Impressions on Lorong Puntong.
Thomson Reserve’s S$2,608 psf entry price is roughly S$500 psf above those averages. That is a useful reason to examine the alternatives, rather than a measured premium between equivalent apartments: the resale figures combine different sizes, floors and configurations, while Thomson Reserve’s figure is an advertised minimum. The gap for a particular pair of homes could be quite different.
A completed resale apartment lets a buyer inspect the actual light, outlook and condition, and may offer a move-in timetable that better fits an existing sale or school plan. Thomson Reserve offers a new home and a fresh lease, with the wait and uncertainty of buying before completion. Renovation needs, remaining tenure and the cost of housing during that wait belong in the comparison alongside psf. AMO Residence at Ang Mo Kio Rise is another option for buyers willing to widen their search beyond the immediate Thomson neighbourhood.
The question is what the extra commitment delivers. If a resale home provides the space and location a household needs at a lower total cost, it deserves serious consideration. If Thomson Reserve offers a materially better daily journey, a more suitable plan or facilities the family will regularly use, those benefits can be weighed against the additional expenditure. Neither conclusion follows from the preview crowd.
Make the viewing count
Thomson Reserve showflat information: The sales gallery is at Upper Serangoon Crescent, opposite Riversails, and opens 10am–7pm daily. Public preview began on 17 October; the sales launch is scheduled for 31 October 2026. Arrange an appointment before travelling. The gallery is separate from the actual development at Bright Hill Drive, Upper Thomson.
At the gallery, start with the plan code. A show unit demonstrates one configuration, not every home with the same bedroom count. Match it to the plan under consideration, establish which finishes and fittings are included, and then imagine the rooms with your own furniture. Door swings, wardrobe clearance, kitchen worktop and storage are less conspicuous than the interior styling, but they shape how comfortably a home functions.
The site model is equally useful. Locate the shortlisted stack in relation to roads, neighbouring towers, pools, courts and arrival areas. A home near a facility may be convenient but more exposed to activity. A higher floor may improve an outlook without resolving afternoon sun or an inefficient layout. Ask for the view from the relevant floor rather than assuming a broad greenery claim applies equally across the development.
Scale has its trade-offs too. Five hectares provide room for landscaping and recreation, while 1,268 homes create a substantial residential community. Look at the number of homes sharing a lift lobby, the internal walk to the pedestrian gate, parking arrangements and how facilities are booked. Those details help reveal whether the estate’s size will feel like an advantage in everyday use.
A separate visit to Bright Hill Drive brings the neighbourhood into focus. Walk the station route and the paths to shops at the times you expect to use them. For families considering Ai Tong School, the developer’s location guide places it within a 1km radius. Confirm the exact residential address, official home-school distance and rules for the relevant intake; proximity does not guarantee admission. The child’s school timetable also needs to fit the family’s actual moving arrangements.
A home to live in, and a price to live with
Thomson Reserve is likely to warrant a closer look from owner-occupiers who value the Upper Thomson setting, expect to use the MRT and can accommodate a construction-stage purchase. For an existing resident, staying near familiar shops, family and routines may carry considerable value. A buyer who needs to move soon, prefers a smaller estate or is already stretching to the entry price has good reasons to keep resale homes on the shortlist.
Investors face a different test. Within a development of this size, the eventual competition may include other owners offering similar layouts for rent or resale. A distinctive plan, useful facing or sensible entry price may matter more than the collection name. The preview turnout supplies no evidence of achievable rent, holding costs or future exit prices; those assumptions need to stand independently of the launch’s popularity.
Before 31 October, a buyer should be able to explain why each shortlisted unit belongs on the list, what it costs in full and where the budget stops. For upgraders, the timing of an existing-home sale and the use of its proceeds deserve particular attention. Confirm booking procedures and financing early enough that the choice on the day is about the home, rather than unresolved paperwork.
The Thomson Reserve project page brings together the development overview and enquiry route. A second viewing is most useful when it answers something specific left open by the first: whether the Premium plan earns its S$274,000 step-up for your household, whether the preferred stack justifies its price, or whether a nearby resale home does the job better.
Information checked on 18 October 2026. Project details are based on developer materials; resale averages are historical project-level figures and do not value an individual home.
