Thomson Reserve: Prices and Unit Mix Before the 31 October Launch

By Published

Thomson Reserve's official launch is scheduled for 31 October 2026, with two-bedroom homes advertised from S$1.544 million. For buyers considering the Upper Thomson project, the useful comparison is the actual unit and asking price, rather than the scale of the launch alone.

Thomson Reserve's project-wide bedroom mix: 716 two-bedroom homes, 350 three-bedroom homes, 174 four-bedroom homes and 28 five-bedroom suites, representing 56.5%, 27.6%, 13.7% and 2.2% respectively.
Counts cover the whole development, not units released for booking or homes sold. Percentages are rounded.

What the project-wide mix tells buyers

The distribution above shows that two-bedroom homes account for more than half of the development. That makes this a useful starting point for buyers seeking a smaller home, but the total is not a count of units available at the opening price or released for booking.

The developer’s plans divide the project into 740 Classic Collection units in four 21-storey towers and 528 Luxury Collection units in two 30-storey towers. Of the Luxury Collection homes, 112 have private lift access. The five-bedroom suites occupy a single stack and also have private lift access; these categories overlap and should not be added together as separate pools of homes.

For a buyer, the distinction is between how common a bedroom configuration is across the project and whether a particular home meets the household’s needs. Counts alone do not establish that different stacks are interchangeable, that a feature deserves a premium, or which homes will sell first. Compare the floor plan, facing and floor level of the units actually offered.

How to read the advertised starting prices

The published launch minimums are:

  • Two bedrooms: 592–775 sq ft, from S$1.544 million, with starting pricing of S$2,608 psf on the smallest layout.
  • Three bedrooms: 947–1,152 sq ft, from S$2.503 million, with starting pricing of S$2,643 psf on the smallest layout.
  • Four bedrooms: 1,238–1,485 sq ft, from S$3.388 million, with starting pricing of S$2,737 psf on the smallest layout.

The five-bedroom suites measure 1,808 sq ft; the supplied launch coverage does not provide a starting price for them.

These are advertised minimums by configuration, not average or median prices paid by buyers. As at 18 October, the supplied evidence contains no independent Thomson Reserve transaction records or project take-up figure. The project details and pricing come from developer-led launch coverage reported by EdgeProp, rather than independent evidence of achieved prices or demand.

Ask for the current price of the exact unit under consideration and confirm which homes the advertised minimum applies to. A household comparing alternatives needs both the total purchase price and usable layout; a headline psf figure cannot answer that comparison on its own.

A large site, with completion still ahead

The 99-year leasehold development occupies roughly five hectares, with about 500 metres of frontage along Upper Thomson Road. According to the developer statements reported in the launch coverage, the six towers occupy 12% of the site and more than 80% of stacks have greenery or water views. Buyers should check the facing of their selected unit rather than assume that description applies to every home.

The expected Temporary Occupation Permit timing is the second half of 2030. That is a planning milestone, not a confirmed key-collection date. For an upgrader or household needing a home sooner, the interim housing arrangement deserves as much attention as the floor plan.

The site was formerly Thomson View Condominium, sold en bloc for S$810 million in November 2024 after five sale attempts since 2007. The reported land rate of S$1,178 psf per plot ratio includes the land betterment charge and lease top-up to a fresh 99 years. It measures land cost against allowable development floor area and is not directly comparable with an apartment’s selling price per square foot.

What ‘first in eight years’ actually covers

The reported claim refers to the first development of more than 1,000 homes to debut in the Upper Thomson/Shunfu area since JadeScape in 2018. It does not describe an eight-year gap across Singapore: the 1,193-unit ParkTown Residence launched in February 2025. Separately, the supplied launch coverage describes Thomson Reserve as the largest new private residential project to launch in Singapore in 2026.

JadeScape provides local historical context: its 1,206 homes were fully sold, and the development completed in 2022. Its full sell-out took years rather than one launch weekend. Neither that outcome nor ParkTown’s launch establishes the pace at which Thomson Reserve will sell.

The neighbourhood claim explains the interval between developments of this scale. It does not establish a fair price for a particular unit or show that waiting for another option would be a mistake.

Make the comparison at unit level

Before committing, shortlist homes that meet your space and timing needs, then obtain the current prices and release availability for those specific units. Check whether an advertised view or private-lift feature belongs to the shortlisted home and whether it matters enough to your household to influence the budget.

If you are also considering a completed resale home or another launch, compare the full purchase commitment, layout and move-in timetable. The decision to proceed should follow that comparison, rather than the size of the development or the language of a launch campaign.
