Quick answer
There is no fixed time to sell an HDB flat, because the marketing stage depends on your price and the buyers you attract. Once you have a buyer, HDB’s process sets several timeframes: you need a valid Intent to Sell for at least 7 days before you can grant an Option to Purchase, both parties must submit the resale application within the period agreed in the OTP and within 7 calendar days of each other, and HDB states that resale completion is about 8 weeks after it accepts the resale application.
In practice, plan for the time to find a buyer, plus the Option Period in your OTP, plus roughly two months of HDB processing to completion. You must vacate the flat before the completion appointment, so line up your next home before you commit to sell.

Key takeaways
- The only open-ended stage is marketing: how long it takes to agree a price with a buyer depends on your flat and the market.
- You must hold a valid Intent to Sell for at least 7 days before granting an OTP.
- After the buyer exercises the OTP, you and the buyer must submit the resale application within the period agreed in the OTP, and within 7 calendar days of each other, or the application lapses.
- HDB approves the application 2 weeks after both parties endorse the resale documents and pay the required fees.
- Resale completion is about 8 weeks after HDB accepts the resale application.
- You must settle outstanding payments and vacate the flat before the completion appointment.
Background
HDB sets out the selling process in stages: resale flat planning, Intent to Sell, the Option to Purchase, the resale flat application, and resale flat completion. Each stage has its own steps, and several of them come with fixed timeframes.
HDB also states that you must plan your next housing before you commit to sell your flat. That matters for timing, because the completion date determines when you must move out.
This guide lays out those stages in order so you can estimate a realistic timeline. It does not replace the instructions in My Flat Dashboard or the terms of your OTP.
Latest guidance
The HDB pages used for this article were checked on 1 November 2026, and the resale application and extension of stay sections were re-checked on 4 November 2026. The pages do not show a last-updated date; HDB’s Terms and Conditions for Temporary Extension of Stay are dated 19 February 2026. This article does not report a new policy or effective date.

Who is affected
This guide is for HDB flat owners who are thinking about selling on the open resale market and want to know how long the process takes from listing to handing over the flat.
It is most relevant if you need to coordinate the sale with buying your next home, a new flat or condo completion, school or work moves, or a temporary extension of stay. The HDB resale page covers the wider selling process.
Who is not affected
This is not the process for selling a private condominium, executive condominium after privatisation, or commercial property, which follow different contracts and completion arrangements.
It also does not decide whether you are eligible to sell. HDB lists checking your eligibility to sell as a step in planning the sale, so confirm your position through HDB before you register an Intent to Sell or market the flat.
What remains unchanged
- The resale price is still agreed between you and the buyer.
- A valid Intent to Sell does not mean the sale will be approved.
- The buyer still has to meet HDB’s eligibility and financing requirements.
- The actual OTP and the instructions in My Flat Dashboard govern your transaction.
- No marketing period, price or completion date is guaranteed.
Planning considerations
1. Check eligibility and plan your next home first
HDB’s planning stage asks sellers to check their eligibility to sell and to plan their next housing before committing to a sale. If you are buying another home, work out how the two timelines fit before you market the flat. The guide to selling your HDB before buying a condo covers the sequencing choices.
2. Register the Intent to Sell early
You must have a valid Intent to Sell for at least 7 days before you can grant an OTP. HDB also notes that sellers with a valid Intent to Sell can list and market their flat on the HDB Flat Portal. Registering early means the 7-day wait does not hold up a buyer who is ready to proceed.
3. Set realistic expectations for marketing
This is the stage with no fixed timeframe. How quickly you find a buyer depends on your asking price relative to recent transactions, your flat’s attributes and the buyers in the market at that time. Review recent resale prices for comparable flats before you set a price.
4. Understand the Option Period
Once you agree a price, you grant the OTP at the agreed resale price. The buyer must exercise it during the Option Period stated in the OTP. HDB states that you have to wait for an OTP to expire before granting another one, so a buyer who does not exercise can add time to your sale. The HDB seller OTP checklist covers what to confirm before you grant it.
5. Have your documents ready for the resale application
After the buyer exercises the OTP, you and the buyer submit your portions of the resale application within the period you agreed in the OTP. This period is agreed between you and the buyer before you sign. In Melvin’s experience, parties commonly agree anywhere from 7 to 90 days, depending on how much time each side needs for their next move. Once one party submits, the other must submit within 7 calendar days, or the application lapses and both parties must restart and pay the application fees again. If HDB is acting for your sale, you must submit your bank account details within 3 calendar days of submitting your application.
6. Allow for inspection, endorsement and fees
When HDB accepts the resale application, HDB Branch officers will arrange to inspect your flat. You and the buyer must then endorse the resale documents and pay the required fees within the notice period HDB gives. HDB states that approval is granted 2 weeks after both parties have endorsed the documents and made the necessary payments.
7. Plan the move around the completion appointment
HDB states that resale completion is about 8 weeks after it accepts the resale application, and it notifies both parties by SMS once the appointment is scheduled. You must settle all outstanding payments and vacate the flat before the appointment. If you need more time to move, you can ask the buyer for a temporary extension of stay of up to 3 months after completion. It needs the buyer’s agreement and HDB’s approval, and it is only for sellers who have committed to buy a completed property; the guide to selling your HDB with an extension of stay covers the conditions. If you want help planning the sale and its timeline, the HDB resale page explains how Melvin supports HDB sellers.
